Can I break my lease because a sex offender moved in up the road?

I have living here since August and have a one year lease. I have 4 children under 9. Level 3 sex offender moved in .24 of a mile which is right up the road. Cops passed a flyer out about him. It states his preferences are 6-13 yr old boys. I have 3 boys two of them are 7 and 9. Iam freeking out. Can I break my lease and move? Iam in the state of Arkansas.

Yes and you will pay a penalty for breaking your lease. You should be able to find the amount in the lease contract.
